Before you search for a property think about the location, does it have access to schools, shops and entertainment facilities, close to a beach perhaps? Think about the suburb, neighborhood is it your desired location? Is it convenient to get to work? Do you need access to public transport? What sort of recreation facilities are around the area? At Luxe Property Management we have already done most of the work for you because that’s also what we look for in the properties we manage. Great locations, convenient to most things and above all a home for you to enjoy.
To make it easy for you just go to ‘Find a Property‘ and enter your preferences for rent price, suburb, number of bedrooms, number of bathrooms and number of car parks. When you find one or more properties that suit, send us an email or call us to arrange an inspection.
Submit your application
After finding a property that meets your needs, all prospective tenants are required to fill out an application. This can then be printed and submitted to our office via email, post or in person.
You will need to provide photo identification plus additional identification documents.
Luxe Property Management needs to know who you are so you will need to provide standard 100 point proof of identification documents. These documents include the following:
- 70 Points – Passport
- 70 Points – Birth Certificate
- 40 Points – Driver’s License/Proof of Age Card/Other Government issued Photo ID
- 25 Points – Motor Vehicle Registration Papers
- 25 Points – Two recent Pay Advices (mandatory)
- 25 Points – Copy of utility account (electricity/gas/phone) in your name
- 25 Points – Two rent receipts/tenant ledger from current rental
- 25 Points – Rates Notice
- 25 Points – Bank Statement
The Staff at Luxe Property Management can generally process your application within 48 hours and notify you if you have been successful or not. This process includes contacting your referees, so to expedite the process please make sure that any contact details you provide are the best for that person. We will also:
- Check your identification to ensure that all details are correct
- Undertake a basic affordability test to make sure that the rent is within your means
- Contact your employer to ensure your employment and income details are current and correct
- Check against a national tenancy database for any past discrepancies in rental payments or prior property damage
- Forward any approved applications to the property owner for a final decision on which application to progress.
Once your application has been successful, you need to come to our office to finalise the paperwork and arrange the collection of keys. At that time we will also require payment of the bond and forward rent. Please allow up to 45 minutes for this meeting as we will be explaining all the tenancy details.
Accepting And Signing Of A Lease
Once your application is successful, we will call to arrange a time for you to sign the lease, pay two weeks rent in advance and pay the agreed bond amount (the equivalent of four weeks rent in most cases).
How Much Is The Rental Bond?
Tenants are required by law to pay a sum of money to cover any unforeseen issues such as unpaid rent, damage to the property, and cleaning should the property be left in an unsatisfactory condition.
A rental bond is typically the equivalent of four (4) weeks rent, however this can vary in certain circumstances. When paying your bond, you must have the correct amount in the form of a separate money order or bank cheque.
After you move into the rental property, the Residential Tenancies Authority (RTA) will mail a bond receipt to the address given on the bond lodgement form. This money is held by the RTA during your tenancy and either released or reallocated when you leave.
If you and the agent agree that the bond is to be refunded, you will together submit a bond refund request form to the RTA. You will then be refunded the agreed amount as directed by the form and this should take around 14 days. If you and the agent disagree on the return of the bond, you may file a dispute to the RTA within 14 days of the initial claim. If the claim by the property owner is more than the bond paid, you may be ordered to pay the extra amount.
Remember to update your address details!
Remember you may also need to change your Address on things like, utility connections (Water and Electricity) and we also recommend advising the post office of your forwarding address for mail.
Also make sure to update your address where ever necessary and also please advise us of your new home phone number and PO Box if applicable.
It is your responsibility to ensure electricity, gas, phone/ internet have been connected into your name. Landlords are allowed to pass on the full water consumption costs to tenants provided all the minimum criteria have been met.
Tenants also have a responsibility for cleaning, testing and replacing batteries for fire alarms as well as replacement of light globes during a tenancy.

You must return your signed or amended copy of your property condition report to us within three days of the tenancy start date. If you don’t do this, the original inspection report will be used for the end-of-tenancy comparison, whether you agree to the original report or not.
